At Kassam and Co we have access to comprehensive referencing services to give greater clarity on a prospective tenant’s background which all helps minimise potential future tenancy issues.

Whether you are a buy-to-let investor or have chosen to rent out your own home, as a landlord your biggest concern will generally be ‘can I keep my property occupied as much as possible’.

With letting comes inherent risk and this can never be eliminated but what Kassam and Co can do is help to minimise that risk by getting things right from the very beginning – referencing tenants properly, taking care of safety legislation, compiling a detailed inventory and drawing up a legally-sound tenancy agreement.

Sound knowledge is vital to ensuring any situation can be handled in the correct legal manner and resolved as quickly as possible. The laws can be rather complex at times and we therefore spend many hours learning it so that you don’t have to!.

At Kassam and Co we believe in the transparency of our service and we will clearly state all fees to you before we let your property and our transparency goes even further as we are members of the Property Ombudsman scheme and adhere to its rigorous code of practice and redress scheme.

Inspecting your property periodically once it is let is a crucial part of our property management service, providing you with the comfort of knowing exactly how the property is being cared for by your tenant. When a tenant leaves your property Kassam and Co will handle the detailed inspection to ensure your property has been left in acceptable condition and will deal with the release of the tenancy deposit – taking away a major ‘hassle’ from you!.

To reflect the different requirements of property owners Kassam and Co offers three levels of service to landlords; a Let Only Service, a Letting and Rent Collection Service and a Full Management Service, but in every case this is backed up by a comprehensive marketing package which includes:-

In summary our levels of service are:-

Let Only Service

This is a tenant finding service only, suitable for the more experienced landlords who are confident in dealing with all tenancy matters including the Landlord and Tenant Act 1985 (as amended 1988), the Gas, Electric and Fire Regulations. We shall:

  • Visit the property, appraise and advise on expected rental levels.
  • Market and promote the Property, including on our own website.
  • Arrange and attend appointments with prospective tenants.
  • Negotiate offers to secure the most appropriate tenancy terms.
  • Deal with tenancy applications including guarantors if appropriate.
  • Prepare a Tenancy Agreement for signature and collect the first month rent.
  • Collect the deposit within the Tenancy Deposit Scheme Regulations.
  • Arrange if required an Inventory and Schedule of Condition.
  • On expiry of the tenancy, arrange the return of the deposit as appropriate

Letting and Rent Collection Service

  • Perform the above Let Only Services.
  • Notify Local Authority regarding responsibility for Council Tax.
  • Collect the rent and forward as soon as is reasonably possible, less fees.
  • Prepare monthly rent statements outlining income and expenditure.
  • Monitor rent payments and implement a standard arrears procedure if needed.

Full Management Service

  • Perform the above Letting and Rent Collection Service;
  • Visit the Property at regular intervals and report to the landlord;
  • Arrange all required annual gas safety inspections;
  • Deal with general repairs or maintenance to be carried out;
  • Act as managing agent including compliancy with statutory obligations.
